Before I search for a single listing, I need to fully understand your business. What you do, how you do it, what your operational requirements are — ceiling height, loading, power, signage, parking, foot traffic, zoning category. The more I understand your business, the more precise the search.
I search across MLS listings, my off-market landlord network, and active availabilities in your target area. At this stage I'm casting a wide net — pulling every space that could potentially work based on size, location, and type before the deeper verification begins.
This is the step most brokers skip entirely. For every candidate property, I verify the municipal zoning designation, confirm your business use is a permitted or conditional use, review any overlay zones or development permit areas, and check for relevant building constraints. A space that fails here gets cut — before you ever waste time on it.
Once verification is complete, I compile a ranked shortlist of the spaces that passed — ordered by how well they fit your requirements. Each listing includes address, zoning confirmation, key specs, rent, and my notes on why it made the cut. You get this within 24–48 hours of our initial call.
