Commercial Site Selection
Commercial Site Selection Across Greater Vancouver & Fraser Valley
Site selection is more than finding the right postal code. The location, zoning, building specifications, access, parking, loading, customer or employee patterns and total occupancy cost all have to work together for the business.
Different businesses, different maps
The right location depends on the operating model
Industrial / logistics
Prioritize highway access, loading, truck circulation, clear height, power, yard, parking and distance to customers, suppliers, ports or airports where relevant.
Retail / service
Prioritize customer access, visibility, parking, neighbourhood fit, signage, co-tenancy and the exact permitted use.
Office / professional
Prioritize employee/client access, transit, parking, building quality, amenities and the practical cost of occupancy.
Medical / dental
Prioritize patient access, parking, accessibility, plumbing, HVAC, elevators, building systems and any use-specific requirements.
Food / restaurant
Prioritize zoning/use, ventilation, grease management, servicing, loading, parking, patio potential where relevant and existing infrastructure.
Specialized users
Automotive, childcare, fitness, production and other specialized uses often need a narrower zoning/building screen before the location can be treated as viable.
Selection process
From business requirement to defensible shortlist
Define the operation
Document the use, size, workflow, customers, employees, deliveries, parking, loading, utilities, timing and budget.
Map the practical geography
Identify areas that make sense for the business before narrowing to individual buildings.
Screen zoning and property fit
Check intended use and the physical requirements that can eliminate a property early.
Compare occupancy economics
Evaluate base rent or purchase price together with additional costs, improvements and operational trade-offs.
Tour the strongest candidates
Use a consistent checklist so each location is compared against the same criteria.
Negotiate from evidence
Use alternatives, property issues and business priorities to negotiate the commercial terms.
Industrial site selection
Logistics distance can matter more than a rent discount
For warehouse, distribution and service-industrial users, a lower asking rent does not automatically create the lowest operating cost. Extra driving, labour time, missed delivery windows, access constraints and loading inefficiencies can outweigh a rent difference.
That is why site selection should consider the business’s operating geography alongside the real-estate economics.
- Customer and supplier routes
- Port, airport or border access where relevant
- Truck circulation and loading
- Employee commute and parking
- Expansion flexibility
- Municipal use requirements

Build the shortlist from the business outward
Send the use, operating geography, space requirements, budget and target timing. I can help compare markets and properties, screen the real-estate fit and organize a focused search instead of chasing listings city by city.

Common questions
Buyer / tenant FAQ
What information should I provide before a site-selection search begins?
At minimum: intended use, target size, preferred or required geography, budget, timing, parking/loading needs and any major building-system requirements.
Do you only search one city at a time?
No. When the business can operate in more than one market, comparing municipalities can reveal better trade-offs between cost, access, zoning and available building types.
Is site selection only for tenants?
No. The same location and operating logic is useful for buyers, although acquisition adds financing, title, strata, environmental and other ownership due diligence.
Does zoning screening guarantee municipal approval?
No. Screening is meant to identify likely fit and issues early. Final confirmation, permits and approvals remain property- and use-specific and may require municipal or professional review.
Can site selection include off-market options?
Where appropriate, targeted outreach can complement listed inventory, but owner interest and actual availability must be verified.
Service descriptions are general and the exact scope depends on the property, transaction and written representation agreement. Compensation arrangements vary; any fee obligation will be disclosed and agreed to as required before you proceed. Zoning and intended-use screening is informational and does not replace municipal confirmation, legal advice or other specialist due diligence. A client or agency relationship is established only when the required disclosures and representation arrangements are completed.

Need a location that works operationally—not just on paper?
Send the business use, geography, target size, budget, timing and non-negotiable building requirements. The search can then be built around the operation rather than around whichever listings happen to be easiest to find.
